ZTA #19-153, Business Park (BP) Zone

The Charles County Planning Commission will hold a Public Hearing on Monday, December 16, 2019 at 6:00 p.m., in the County Commissioners Meeting Room of the Charles County Government Building, La Plata, Maryland, to consider a proposed Zoning Text Amendment filed on behalf of Republic Land Development, LLC. The proposed amendments seek to increase the number and variety of uses allowed in the Business Park (BP) Zoning District and allow additional uses, previously designated as solely accessory, to be permitted as either principal uses, or accessory uses, subject to an amended 15% limitation of the land area that will enable their inclusion as stand-alone principle use buildings.  The proposed amendments additionally seek to modify established bufferyards, conditions, and building setback requirements for numerous uses in the BP Zoning District.

The proposed amendments to the Charles County Zoning Ordinance would amend Article IV, Permissible Uses, §297-63. Figure IV-1, Table of Permissible Uses; Article VI, Base Zone Regulations, §297-91, Commercial Zones; Article VI, Base Zone Regulations, Figure VI-5, Schedule of Zone Regulations: Commercial Zones; Article X, Highway Corridor (Overlay Zone), Figure X-1, Road Corridor Buffer Yard and Building Setback Requirements (Buffer yard by type and setback in feet); and Article XIII, Minimum Standards for Special Exceptions and Uses Permitted with Conditions, §297-212, Uses Corresponding with Table of Permissible Uses.

Citizens wishing to make oral or written comments are encouraged to attend the hearing. Those individuals or representatives of groups wishing to speak must sign in. Speaker sign-up will begin 30 minutes prior to the hearing and will end at the commencement of the hearing. Each speaker will be allotted three (3) minutes. Written comments may be submitted in lieu of oral testimony, or to expand upon oral testimony, to the Department representative listed in this notice. The Planning Commission reserves the right to extend the time frame allotted for the hearing.
